Whether your objective is a family vacation, gathering of friends, or romantic escape, Flat Rock Farm offers visitors the perfect getaway. It is a peaceful guest house in the country just two hours from NYC or Boston. Cook in, dine out, hike, go to the beaches, watch the sunset on the CT River, sit by the fire pit in the alpaca field or the adirondack chairs in the orchard, go for a bike ride through the hills of Lyme and across the river to Chester via the ferry... These are some of my favorite things to do here at the farm.
Set on an historic property, this guest house has been renovated and furnished for the sophisticated visitor. The house has rustic charm in its structure that is balanced by the worldly elegance of its furnishings. It is set off from the main house for partial privacy - we do share a driveway, but I am respectful of your privacy.
The fully furnished top of the line gourmet kitchen has been recently built and offers custom cabinetry, Miele and Sub Zero appliances as well as most kitchen tools imaginable. There is an expansive food pantry replete with most any staple you may need to enjoy cooking during your stay. I just ask that if you use something other than flour/sugar/spices, that you replace it.
Lyme is an upscale country destination with gourmet restaurants, farmers markets, endless hiking trails, numerous kayaking locations as well as world class beaches, all just minutes away. Lyme is two hours from NYC or Boston on the CT Shoreline. I am happy to help with any plans you would like to make and are happy to offer eggs for breakfast, fresh from our own chickens when laying. We have bicycles (nothing fancy but they have wheels), picnic baskets, blankets, coolers and other accessories available for a beach picnic or a night of outdoor music at one of many local venues. We are pet friendly too!
The guest house is entirely open for guest use. I have set up a fire pit in the alpaca field and am happy to set that up for you. The barns may be messy so I prefer no guests visit the animal enclosures but feel free to roam the property! There is oil heat in the winter, in addition to the wood stove (which I prefer...) and in the summer, if you need it, the upstairs bedroom has an in-wall air conditioner and downstairs we have fans which have almost always been more than enough.

The dining area seats up to six with the built in table extender (a selection of table linens can be found in the chest next to the side door along with napkins and serving pieces).
Outdoors there is cushioned teak seating, a gas grill and a propane-fueled heater for cooler nights. I have a charcoal grill and a smoker I'd be happy to share too if you are so inclined... The fire pit in the field is surrounded by teak chairs and garden stools - perfect for making s'mores after a day at the beach! There is yet another grill at the fire pit for guest use.
The living room is perfect for group entertaining with multiple seating options, a wood burning stove and TV equipped with Roku (Netflix and Pandora set up) and a DVD player. The furnishings are largely a combination of Grange Furniture (available through decorators only) and internationally sourced art and antiques from the owner's own collection.
The second level of this house is an extraordinary master suite with palatial arched windows (from Choate Rosemary Hall) and views of an open field and barn. This room boasts a king sized bed dressed in Ralph Lauren Suite linens, a sitting area, a chaise lounge by the television, streaming video from Netflix, and a DVD player. A small but full bath completes the upstairs bedroom.
The lower bedroom offers two twin beds and a full bath with either Ralph Lauren or Nancy Koltes bed linens. Cozy flannel sheets in the winter too!
We have additional sleeping options - two twin cots with feather beds as well as a queen sized raised inflatable bed (the Frontgate version of an air mattress). Additional pillows, blankets, and comforters are available and located in each bedroom.

"Caryn quickly made them available. She even spent two days finding the best local soft-ice-cream location for us. The alpacas greeted us every morning at the window, always curious. The chickens preferred the patio, and laid the most gorgeous and delicious eggs. By day 3, we were completely relaxed. And as excited as we were to reach our next destination, we were sad to leave. "Caryn is a fantastic host. She gave us a plethora of recommendations for restaurants, activities, etc. She was always available, very welcoming, and accommodating. The guest house is quite nice, exactly as in the photos, and the experience of staying on the farm was unique. Our kids really enjoyed playing with the animals, particularly the alpacas, and we all loved having farm-fresh eggs for breakfast."

The guest house is incredible! Rustic chic and fully appointed with everything you could want in a vacation spot. Beautiful kitchen, comfortable furniture, great location, etc. Caryn is a gracious, warm host whose own travel experiences have enabled her to create the perfect accommodations for travelers. I really can't begin to describe what a lovely stay we had---if I could give 10 stars I would!!!
